East Midlands Gateway 2: A Logistics Roof Is Part of the Production Line

If a roof leak stops a conveyor, damages stock or closes a dispatch lane, it is not a maintenance inconvenience. It is a supply chain event.
The larger the warehouse, the less useful a simple price per square metre becomes.
East Midlands Gateway 2 is proposed at nationally significant scale. Its roofs should be designed and procured as operational infrastructure. Drainage, rooflights, fire, solar, access and future change must be considered alongside construction speed, not after the occupier begins moving goods underneath.
Why is a logistics roof part of the operating system?
East Midlands Gateway 2 proposals include about 300,000 square metres of additional logistics and manufacturing space, with allowance for up to 200,000 square metres of mezzanine. Buildings of that size can expose stock, automation and national distribution to a repeated roof defect. The envelope therefore needs robust design, inspection, safe maintenance access and a handover that helps the operator control future changes.
A large roof creates a large consequence, not only a large quantity
Planning evidence for East Midlands Gateway 2 describes approximately 300,000 square metres of additional logistics and manufacturing facilities, with up to 200,000 square metres of mezzanine. It also includes additional warehousing at the existing gateway and links to road and rail infrastructure.
It is easy to convert that scale into rates and tonnage. The operational consequence is more important. A single repeated detail may appear hundreds of times. Drainage serves huge catchments. Rooflights and smoke vents form a large network of openings. Future plant and solar can alter the roof long after the original project team has left.
A logistics building can move goods across a country and still be stopped by water that travelled two metres inside a roof build up.
The buyer should judge the package on reliability, maintainability and evidence as well as initial cost.
Drainage is a capacity system, not a row of gutters
Very large roofs collect very large volumes of water. Falls, gutters, sumps, siphonic or gravity outlets, overflows and below ground drainage all need to operate as one route.
Changes in roof geometry, solar layouts, plant, debris patterns or later extensions can affect how that route behaves. An outlet may be correctly sized and still fail operationally if maintenance access is poor or the overflow discharges where nobody notices until internal damage occurs.
The handover should make the rainwater strategy understandable. Operators need outlet locations, capacities where available, inspection points, overflow routes and a realistic cleaning regime. “Clear gutters regularly” is not a maintenance plan for a roof measured in tens of thousands of square metres.
Understand which roof areas feed each gutter and outlet.
Provide a visible and safe route if the primary system is restricted.
Ensure every critical outlet can be inspected without exceptional temporary works.
Keep drainage drawings and maintenance responsibilities with the asset information.
Rooflights sit between daylight, energy and safety
Warehouse rooflights can reduce lighting demand and improve the internal environment. They also age, become fragile and require safe replacement. The percentage and layout should be considered with insulation, smoke control, solar proposals, maintenance routes and the actual operating pattern.
A rooflight strategy is not complete when the daylight calculation passes. Buyers should ask how fragile areas will be identified, protected and accessed throughout the building’s life. They should also understand how replacement can be completed without exposing large areas of automated or occupied space below.
Where panels, plant or walkways are added later, the original safety strategy needs updating. A plan drawn at practical completion will not protect anybody if the roof changes and the records do not.
Future occupiers will change the roof whether the design expects it or not
Logistics and manufacturing buildings are built for flexibility, but each occupier may bring different plant, flues, charging infrastructure, temperature control, conveyors or solar requirements.
The completed roof should include a controlled route for change. That means known fixing limitations, approved penetration principles, access zones and a requirement to update the records after alterations. Without those controls, the roof becomes a shared surface modified by several contractors who only see their own package.
Developers should also consider how the warranty responds to tenant work. A technically capable system can be undermined by an unapproved opening made two years later.

East Midlands Gateway 2 represents the type of large industrial development where roofing can be reduced too easily to output and rate. Buyers should insist on drainage, safety, solar, access and future alteration strategies that remain usable after occupation.
A roof that is quick to install and difficult to own is not an efficient roof.
