Survey scope
TCR completed three non-invasive roofing and cladding condition surveys across Units 5, 9 and 10 at Oasis Park. The inspections covered the Café, Office and Plant Room roof areas and associated building-envelope interfaces.

Findings recorded
The report identified several issues contributing to water ingress, including missing or poorly reinstated curtain-wall pressure plates, deteriorated ridge foam fillers, inadequate historic GRP patch repairs, short ridge cappings, insufficient laps and sealant, missing roof fixings, open single-ply corner details and obstructed rainwater outlets.

Recommended actions
The recommendations included reinstating pressure plates, gaskets and seals, replacing missing fixings, removing inadequate patch repairs, improving vent and flashing details, replacing undersized ridge cappings and deteriorated fillers, repairing single-ply membrane defects and clearing obstructed outlets.

Value of the report
The completed report combined inspection photographs, defect descriptions, likely water-ingress routes and prioritised recommendations. It gave the client a clear basis for maintenance, repair and longer-term replacement decisions.
